The Junction & Engine Room, Uxbridge – Acquired in 2016 for £4m, the site comprised a tired 20,000 sq ft office block and a mews building. The Junction was refurbished into high-quality urban offices and initially performed well with strong lettings. However, post-Covid market conditions reduced demand for offices, and we successfully repositioned and sold the building as a residential site for £5m. The Engine Room, a standalone mews, was refurbished into a duplex office and sold for £1.05m.
